I have a rental property in Independence that needs some rehab work (mainly cosmetics, flooring, painting, alarm system) to get it in marketable/rentable condition. 

There are a lot of good rental areas around the eastern suburbs like Independence, Raytown, South Kansas City and Grandview that perform well.

Check if restaurant is corporate national guarantee, subsidiary of corporate, large franchisee, small franchisee, or independent. 

@Kameron Patterson, You can establish the partnership however you like, however I would definitely plan to take each deal independently, and be sure that is established up front.

I'm also in the process of going independent and won't have any restrictions on things like that.

As some background, we are currently house-hacking with a duplex in Riverwest and plan to add another 2-4 units next year, potentially more if the right opportunity is there, and continue to grow a rental portfolio into financial independence.

Amanda,You should be able to get insurance on the property but you will need to contact an Independent Agent. 

I'm currently an independent contractor but I would like to stop being the builder and be the investor.
