Cherokee isn't my style personally, but the casino there just expanded exponentially in size, which is drawing more and more visitors to the area, and is driving up property values a lot.

Are bonuses to employees considered a business expense and should you keep documentation of those bonuses? 

They may want to finish the bonus room above the garage, but that will be an upgrade above and beyond current contract.

O have been looking at some other parts of the country too.In your experience, what cities would you recommend if I were to look for 100-150k properties either TH or SFH, from cash for perspective, appreciation being a bonus.

For example, 5% bonus if work is done at a set date and the house sells for at or above ARV.
