he is off and running this is the value of  a True capital partner..

This works out to ~$35 - $45 per hour which I find fair.  

I'm scared to death I'll mess this up, (never done this approach before!)

Skiptracing is a valuable tool for real estate investors, especially when you're trying to locate property owners from returned mail or to expand your marketing efforts.

I don't think there is much you can do at this point other than go through with the lease.
