While 99% of my tenants would not even consider cheating, I do not want to leave myself vulnerable to unexpected chargebacks, and/or lose or run after my money, or argue with any tenant that may run out of money or be unhappy for any or no reason, at any time.

My second contract is the actual contract I closed on.Crazy thing is, I didn’t see the house before I put contract in.I trusted that my agent knew exactly what I wanted by that time and I flew in to see the house during inspection-before close.STEP #5 Found the money Now some would probably argue that this step should have been higher up on the food chain…BUT I am simply telling you my process.Being fresh out of college, I did not have the capital to pretty much buy ANYTHING cash-no matter how “cheap” the property was.What I did have was good credit and a job.

I had talked to people with more tenant/landlord experience- they said don't give them a reason for non renewal- so you have nothing to argue over.

The individual suing your company can only go after company assets if structured as an LLC, however if you comingle funds inappropriately, the opposite party can argue those funds are associated with the business, even if they came from a personal account.
