I grew up in the construction industry (father owned a construction company, and brother is still operating this company today).

Assuming it doesn't conflict with your main job, having a second job like this is another way to increase your income.

I was hoping to get a second property a room addition, also.  

So, here is my question... how does the quit claim deed work with the existing mortgages (there is a first and second, totaling $118k)?

It can take 7-12 months to collect 6 months of rent.The second most helpful thing is that we buy most of our furniture and appliances from estate auctions.The third most helpful thing is Youtube. 

I believe that is why many people become "gurus" in the first place- so they can do more deals and have a second business model all along the way.
