I am really driven to get properties, but just figuring out the market i can target.

I'm looking to invest in self-storage in the smaller cities and towns surrounding the Twin Cities area and am debating between two options: buying land and building a new facility or purchasing an existing one.

PS I love Charleston .. just tied up a lot down town to do a new build on .. very tough to find lots there that work !!

We were thinking about starting a Real Estate Consulting in a very small scale.We are doing this already for her clients where she finds properties and deals, negotiates with the seller/builder (if new construction), and helps them get a good offer.

Once you're close enough to retirement that you have an offer from a new job, assuming the new job is similar to what you've done in the military, you'll be able to qualify with income for the new job, but will be required to have a first paycheck or two before closing.

The intent is to convert the storage unit into a J-ADU, and the 5-car garage into two new detached ADU's.
