first thing one should do is figure out if they quality the 2 in 5 tax treatment and if the home has appreciated a ton like 250 to 500k which is very common in coastal markets and Denver for instance.. selling would be far smarter than renting. pocket the tax free and find another rental. turning it into a rental you lose that one time tax treatment which in my mind is the very best for real estate.

Some townhomes are like $250,000 and rent is still $2000+.Where I’m from, a $400,000 house would probably rent for about $2000 so I was pleasantly surprised to see how much more rent you can get per dollar, is this pretty standard or am I missing something about Freeport?

So we have 3 buckets in my mind - SFH sale (basic), developer sale for the size of land (new to me), business sale (home + business).The most value would be in selling home + business I believe but I have no idea how to market/find potential buyers for such a thing.
