Investors way more experienced than me suggest building a portfolio of high quality properties that produce well instead of a ton of low quality under performing properties. 

This is lengthy, but I'm trying to provide as much detail as possible for anyone kind enough to provide feedback.I bought a condo 3 years ago but now need to move for work.Would appreciate feedback/thoughts on next steps on Sell vs Rental approach.Looking at the very high monthly exp/rev ratio, it seems I should sell, but want to make sure I'm exploring all options.

Are your units separated well?

I would provide the cash and backup reserves, I house hack one of the units, then she becomes the cosigner for me in order to be approved.

Find a mentor and provide value to them.

I'm a "newbie" by definition with one duplex under my belt but would be interested in meeting up as well to share stories and explore opportunities.
