Has anyone ever assigned a contract to a property, but except charging your assignment fee, accepted equity in the property?

I can accept the risk for not paying premiums that cover full replacement value. 

None have been accepted, but I am going to keep plugging away.Bigger Pockets has been a big part of my short journey so far, and I regret not making an introduction sooner.

@Tyler MartinYou shouldn't feel stress working with a professional - especially if you are paying $$ for the services.If your tax profile includes real estate(buy and hold, fix and flips or wholesaling) you may benefit from interviewing a couple accountant's on this website.

The properties are under market value and I know I am accepting some risk with the 5-year balloon, but I may lose the deal if I push back on the seller financing.

Firstly, the house is sloppily painted-not a huge concern, girls are willing to accept.

We work with a realtor on all our flips and by just using the online free websites, our numbers are always in the ballpark of what our realtor is saying the ARV of the property is.

The listing says they are only accepting cash offers and I think I have some people I know that would probably let me borrow the money.
