Most preforeclosures are resolved between the owner and the bank, but are NOT removed from the lead sources so the majority of preforeclosures you see on Zillow are nothing and the owners will be VERY mad if you call.

 I have used a wall paper steamer to remove old wall paper.

The cost to pay them is well worth it if they can remove the tenant/recoup any amount of money. 

It would also remove the need to quickly find a new property per 1031 requirements.  

Tell them upfront it's a rental property and not your primary residence, and you won't get your time wasted.

If you ask the manager to justify a fee and he starts hemming and hawing, move on or require them to remove the fee.

It removes your listing during normal government hours and then puts it back on all the sites after 5pm (city enforcers go home for the day and normal people start booking). 

But investing anymore in getting old ones back VS just buying new would be in my opinion a waste of money.
