The newer property will typically have less issues and repair costs than something much older and there may even be a builders warranty in place for further protection, also ask about tax abatement on the property as new construction with a built in abatement will greatly reduce your out of pocket ownership expense for the length of the abatement

Especially in these times of covid, it would easier to evict someone for not holding a valid lease than it would be for non-payment of rent.Of course consult your attorney and be sure you understand your local and state laws.

@Jerell DeCaille, you can calculate a cap rate on anything and it is a valid calculation of your return on investment, as things sit.

@Rick Turman you don't want to use a quit claim under any circumstances unless it's an absolute last resort...use a general warranty or warranty deed...I can send you to my lawyer if you need some guidance...Sometimes transferring property back and forth isn't really necessary...I'm not sure why we all hold properties in LLC's...it's not really adding protection...if you kill someone in a car crash, the LLC will not protect your property or equity in that property from being gobbled up by an aggressive attorney...the LLC does not carry over to other aspects of your life...and it really doesn't even offer protection if your tenant falls down the stairs and sues you...the LLC is tied to you personally.Why is it a commercial loan?...
