Help !!!

Hello all, I am a brand new real estate agent working on my first transaction, my clients are an elderly couple selling a home they’ve owned for fifteen years. This couple has made many updates & renovations to the property that they never got a permit for. I just want to know if anyone else has ran into a similar issue & what should my nexts steps be? Any information would help.
