I don't mean to sound harsh, but this tenant ignores you, refuses to maintaining your property (HVAC), damages your property, violated the lease by moving in another person, and you "don't want to lose her as a tenant"!

So if the primary use of this property is to rent it, that would violate the terms of the loan.
