In a property slated to be BRRRRed, you're already going to have a tenant in place, so it's also well worth your time to have the place professionally cleaned and white-glove inspected immediately before an appraisal.

I've only ever used a professional company to do it, never tried myself. 

There is another system I installed into a small multifamily complex we purchased last year which was from True Submeter (disclaimer: I am now a sales rep for them because I think they are awesome!)
