As far as financing I know many investors will purchase properties in their personal names and then transfer them into a Land Trust (this does not trigger the same red flags for the due-on-sale clause as transferring directly to an LLC,) then assigning the [Series] LLC as the beneficiary.

We always underwrite every deal for a 9 month hold and if the numbers work at 9 months we pull the trigger on an offer and go from there.
