These areas always have the highest property values, and they are the most likely to support a high end rehab... granite, all new kitchen, hard wood floors, ceramic tile, etc.

Write down the dimensions of your rooms, cabinets, counters, walls, etc. and go price paint, carpet, padding, sheetrock, toilets, tile, mirrors, cabinets, etc. etc.

no, i think its the opposite... you get objective data by putting in the numbers on the spot (roof cost, tile, new toilet, kitchen), punch those in, hit a button and get the number right there.often times i can't remember if house x needed new pipes or not after i get home.

You could probably get away with cleaning the carpets and paint, but I'd be replacing a lot of the carpet with tile for better durability.My concern is the yard could drop me into the low end of the rental pool.
