Contractor came and said the previous roofer did not install flashing and now it caused the stucco to crack and leak, which caused mold.Apparently stucco is cracked in a few places.I am having the hardest time to find people do the work.Ive had few companies come look at it, few companies/roofers promised to come look but never came.

If they have to get the fixtures installed in another house, with a buyer breathing down their neck, and they unbox the toilet and it's cracked... it's real easy to run over to the model home and steal the $300 toilet from your upstairs bathroom to get that house done, and then replace it with a $79 Home Depot special later

An honest seller will not have a problem with that so long as the title company holds those keys until your check is accepted at the closing table.The lesson here is it’s always better to install your own tenants because you control the process from start to finish.
