Are there medical bills unpaid?...

They have done a lot of medical, assisted living and memory care projects.

I like those tertiary markets specifically Springfield for a couple of reasons:  The entry price is low.

Sometimes they will approve housing that will require a tenant to pay up to 40% of income to housing and utilities, but that does not leave very much for food, medical, transportation, savings for emergencies, etc. 

Greenville's largest employers in manufacturing are  Thermo Fisher Scientific (1,954) and Hyster-Yale (1,226), the largest non-manufacturing employers are Vidant Medical Center (6,760), East Carolina University (5,672), and Pitt County Public Schools (3,699).

I tend to rent to medical people, usually nursing staff, well-vetted by our medical system before they get to me.

I would rent and split up proceeds into 4-6 multifamily, MH park, self storage, industrial, or medical office syndications with 2-3 operators in 2-3 markets.
