If I was a better finish carpenter (or had a reliable affordable one) I would probably go with new trim, but this more labor intensive route give tenants or buyers enough wow factor for me every time....best of luck

I generally post an ad on craigslist, I will get lots of replies quickly, most are schmucks, but work pretty cheap, if you want reliability though you will have to pay higher prices.

The second thing to look into is what industry employs the locals and if the building itself caters to them or someone else that will be able to reliably pay their rent.

I grew up around here and I know which one would be $150K and which one would be $50K, just based on the location.I have no idea how I would reliably figure that out in a city hundreds of miles away.
