The only thing I would add is that be mindful of how many local hotels and timeshare are in the location you're purchasing in.

A shortage of hotel rooms as well as full time rentals put occupancy (60-70%) and rents on par with other islands.

Okaloosa Island has a height ordinance for buildings, so there are no super tall mega complexes to block out the light from other buildings.

and I guess I am guilty about posting to much  LOL... but I work from home.. and most of my business is east coast so I am up at 6am with my escrow screen on the left and my bp on the right.. print scan and sign escrow docs then turn right and answer a few posts.. or with all the time I am in hotels it gives me something to do other than hanging out in the bar and drinking to much  :)

If there are any meaningful services provided to visitors, more akin to a hotel or B&B, then there is risk of UBTI exposure. 

Six months later, I had paid off enough to afford a trailer in Bonny Doon for $450/month, (still the lowest rent I have ever seen in this area) and continue to live there today.In spring 2014, I took on a second job managing a small boutique hotel in Capitola, to accelerate my debt payoff.

That area could also be of great interest to people who may have family in one of the midtown hospitals and want somewhere other than a hotel to stay in.
