Does anybody have any experience with square cash, venmo or any other electronic method of collecting rent from tenant who may not have a checking account? 

When that happened I owned my own business and I thought I would be on my feet and working in 6 months but it has taken over 6 years and I still cannot walk.  

Try doing a deal and getting your feet wet.

I think it's best to get your feet wet and jump right in.

So target comps that have the same (or close to) year built, square footage, BR/BA/Garage, and that have sold in the past 6 months.

@Anthony McEvoy Yes there is a creek about 100 feet behind the building, and part of the property is in a FEMA flood zone.
