Hi @Jared Ryan, As an OOS investor I have found the Indy Investors Podcast and the Out of State Indianapolis Investors facebook groups to be great sources of info.

My addendum also mandates this for lower tenant however it is vague on source of lawnmower for all of these reasons.

I can't discern in the pictures of the sources mentioned if the brick is disintegrating or stair-stepping. 

What are some creative ways that I can source this kind of capital?
