I let them know that I am looking for a minimum income requirement, info about pets, smoking.

Our nightmare tenant also resulted in other tenant complaints, cops being called for noise, parking crazy in the parking lot taking up two spaces, destroyed carpets where they let cigarettes fall and burn on the carpet (and smoking wasn't allowed), her baby daddy moved in almost immediately - it can result in lots of time dealing with complaints and problems and I almost lost good tenants, too, who I had to assure I was getting rid of the nightmare tenants.  

I accept no smoking, no party, no loud music. 

@Christian Hutchinson there are several threads about lawyers as tenants trying to cite codes and laws etc. 99 percent of the time it’s just blowing smoke.

I make this extremely clear up front that if they smoke inside I’m evicting.

That property has central air that doesn't work and I'm going to change out the unit but only between tenants since the current one has a boyfriend that smokes in the unit.

I tell people over the phone that I don't charge an application fee, but that I do prescreen (evictions, criminal background, income, number of occupants, smoking, pets) over the phone before I will show it. 

But honestly, besides the occasional light bulb replacment, smoke detector battery replacement, HVAC filter replacement, your monthly repairs isn't all that much. 

Ensure the listing has the no party, no smoking, and no pets clause.

Water leaks, smoke detectors, and health/safety are the main things that I look for.
