I’m not getting this property, betting on it to appreciate quickly considering everything but it would definitely be a bonus!

It can be avoided with issuing bonuses or dividends in the same tax year. 

Airbnb has a host referral cash bonus if you want to look into it.

You could even earn bonus points by attempting to arrange a payment plan with the tenant to get them current.
