In the event that it becomes necessary for Owner to serve an eviction notice upon Tenant for non-payment of rent or for the breach of any provision or covenant contained in this Lease, Tenant shall remain responsible for the rent for the balance of the lease period, less and monies collected by Owner through the re-renting of the premises to any other party and shall be responsible for all costs incurred by Owner in re-renting the premises occasioned by such non-payment or breach of Lease by Tenant.

I'd have to guess that if someone was here and then started getting the dozen top blog posts, half dozen best forum posts and the newest podcast served up to them on a silver platter they will be that much more likely to get involved with the community.

You can suggest to the current owner to try and do at least something minimal to stop the leak.Tell her about the mold issues that could arise and affect his/her health if left unattended.Write into your short sale contract a special clause that requires a secondary inspection to verify that conditions of the property has not deteriorated since the original contract may serve as a motivation for the owner to do something to have you not back out, of course, the flip side is you may scare them off with such contingency.

Seller financing is done all the time, but it has to solve a problem or be of benefit to the seller.Bill Ham above says it best: make sure seller financing solves the seller's problem, not yours.Every week I tell people who call me that they would be best served by listing their property with an agent.....because it's true!
