I live in a little (40K pop) city in southern Ontario, Canada that has a ton of brownfield in the middle of the city with a massive old train station (we're a train city with contamination problems).

I'm an engineer by training, so my thought process is see problem and find solution. 

My investment partner and I are on the BRRRR train and have noticed that appraisals seem tightly influenced by offers.

My idea was to gain real estate training in return of my time in helping!

It's good though @Jeremy Tews to have discussions and start threads up - just don't get emotional or feelings hurt, it's good training, learning, and experience/feedback.

This may not be what you are looking to hear, but I would ask if you would consider stepping back first and getting some serious training on MHP operations before proceeding. 

Unfortunately, some large companies do hire bodies and not guys who are top tier trained. 

Our training 12 months look great, but not the whole 18 months.  

@Kenneth Garrett so this was actually my initial train of thought, but i had discarded the idea because i have been under the impression that my LLC would need around 2 years to build enough credit to hold a loan out of my name.
