My own rental properties are mostly around the mid price point with a good balance of cash flow and appreciation potential, but I am gradually moving north and into lower property taxed areas with slightly lower cash flow but better appreciation potential.I hope this post helps to look at the Greater Milwaukee Area a little more differentiated and puts things in perspective, as there is a true variety of great investment choices available in and arround Milwaukee.

I'm not aware of much growth in "Assembly lines".The healthcare servicing has developed a large presence.Wright State, UD, Wright Patterson AFB, and Lexus-Nexus are still large employers.I'm seeing a lot of small manufacturers and other businesses hiring employees.In short, Dayton lost a couple large employers (GM, NCR), but is coming back with a lot of smaller employers, and a larger variety of industries.

Here are my thoughts and questions on this:1) It would seem doing something in the grey or beige safe spectrum of colors would be wise, I did "Teepee Brown" on the last house, and would like try a light gray / greige color2) Grey seems like it might clash with the red brick, this brings me to 3)3) I am wondering whether or not to paint / cover the brick features shown in a white / stucco material - this will add a small amount of cost4) Note there is 3/4" Oak Floor underneath the carpet, which will reveal and fix up towards the end5) At first I considered trying to demolish the brick planter, but after more consideration it will be cheaper and easier to "roll with" the feature...
