Here's a nice one he mentioned: To recover attorney's fees in an eviction suit, a landlord must give a tenant who is unlawfully retaining possession of the landlord's premises a written demand to vacate the premises.

Creating a false sense that someone posting online is not subject to harm does them an extreme disservice, and will likely get them in legal trouble should the worst case scenario actually come to fruition.I will note that I agreed with some of your more specific recommendations, but I whole heartedly disagree that this person does not need an attorney, or should not venture out to retain one.

Also pretty sure there is a period of time for which you need to retain applications and properly/securely maintain background/credit checks as they contain sensitive and personal identifying information.

Being in a garage would remove her from the house - whether legally or not it could be done - it seems as if this lady has been down this road before and she is a setup artist (scammer).I do not know if it is now possible to get and retain a list of other places she has lived and what if anything she engaged in at those times - but proving her history would be helpful.

If they sign a new agreement, you put in it that their original security deposit will transfer to the new lease, and any refunds to previous roommates or collection of deposit money from new roommates is between them, but you will retain the original deposit, since the unit is being continually occupied, and any security deposit refund will be made out to the original tenants named on the original lease.I'm confused about the 60 day notice.
