I am working on getting my real estate license that way I can save of some closing costs.The markets in south Florida are difficult because 80% of properties here have HOA’s and restrictions on buying and selling.

Also, often these projects have other restrictive conditions, such as requiring you to live in the apartment for a minimum 3-5 years after construction (for various reasons which I won't go into here).

Those small loans amounts simply fail the high cost restrictions. 

Sounds crazy but i plan to include a lot of particular and descriptive verbiage in the lease, i.e... noise restrictions, no more than so many persons, no weapons, no kegs.. etc.. so your preference is umbrella over LLC?
