It is good business to respond to applicants with a reason.

Here it is perfectly acceptable to put in your add that you don’t accept section 8 and if I get a reply asking if I do I respond that I don’t and there is no issue.  

I tried calling my lawyer but he was too busy to respond.

When you are looking at a property be sure to ride around the neighborhood and talk to the people who work it such as postmen utility workers first responders.

Tenant of 2 months on a 1 yr lease is on disability (911 first responder with Cancer) and a US Veteran. 

Again, if you are happy with your leads both quality and quantity, ignore me and good on you.If you are not getting leads, just respond here and I'll tell you why I think it is!

If they don't respond or seem WAY TOO eager, no biggy, pick the one that makes you feel comfy.2-3 deals under your belt and you will see the benefits of doing things this way- Saves time, money, keeps you "in the loop" and in control but w/out forcing you to be onsite or whatever.
