The benefit of working with a bank of the front-end would be lower costs.Hard money or private lenders are often used because many are set up for the express purpose of financing the purchase and rehab of an investment property.It wouldn't hurt to call some local banks and also use the 'Network' tab on BiggerPockets to find some reputable hard money lenders in your state.Best,Michael

With pandemic going it, unfortunately the in person networking is mostly out, but there are some good meetups and the like going on virtually for probate and where probate attorneys maybe attending.If you have a track record or reputation of closing out properties fast and do what you say, that's what they look for.

Matt, Purchasing properties with tenants has a bad reputation on here, but, in my experience isn't that terrible.In my experience, once you purchase, the bad apples will leave.
