I've seen many deals I have done (and others) where if I, or they did rely on a percentage for analysis or projections, made a yes/no decision based on it, and either lost a great deal or walked into a terrible one.Can't do that when you use dollars, when the dollars are based on actual numbers from the market the specific property is in.

The issue is that there is a contractor who is thorough on-site but lack follow-up communication after they quoting me a price and left, a contractor who didn't even go inside the house to do inspection but rely on pictures and videos from other contractors to quote me a price but responsive via text after they left the site, and those who didn't even come on-site and ask me to describe the situation through the phone and give me a quote there.

An agent and a PMC should work together to find you great rental properties.We don't recommend relying solely on an agent as they're out of the picture after the closing.No one has more "skin in the game" than a PMC as they have to deal with the property every day until an owner sells or fires them.Also recommend finding your own Inspector and not one referred by an agent.

Those properties are in Phoenix and I've relied on my agent and typical tools like Zillow to help me determine expected rents to help calculate cash flow.
