Some of the PROS include:- Speed of the payment (Zelle is nearly instantaneous)- Most are free (both Cozy and Zelle are free)- Not having to pickup checks or deal with excuses about checks getting lost in the mail - Not having to go to the bank/ATM to deposit checks or money orders- Not having to worry about bounced (NSF) checks- Payments can be automated so tenants and/or landlords don’t have to do anything after initially setting it up (the payment will just automatically transfer on the chosen day of the month each month)On the other hand, some of the CONS include:- Speed of the payment (This was also listed as a pro, but I wanted to point out that with some of the services - like Cozy - it can take a while for the landlord to receive the payment.

After the property goes through the auction process and it is redeemed during the 12 month redemption period, is it possible receive the excess funds after closing?

NO one returned calls, emails and then I received city violations notice in the beginning of March for 5K for the exteriors condition, emergency boarding of the property (multiple times) and a variety of other issues.

Although I received a number of different responses, they are all incredibly valuable to me so I can see the thought process and look into things further! 

I really enjoy TED talks, but the big annual conference is expensive and tough to get in to. 

This deal didn’t have enough equity built into it and I would have to hold the property for 3 years before I could make a positive total annualized return.  

So I was wondering... a few weeks ago I received the appraisal back for a Kansas City turnkey property I'm currently buying.
