Once you own the land, receiving a cash out loan on it will be very challenging...especially here in Texas.

When this transaction is done, I will be receiving $20,000 profit thereabouts (not considering closing costs, agent costs, etc).

Hey guys- I placed my (tenant occupied) Austin house on the market yesterday and our showings have been positive– received an offer earlier this morning that I think we will end up accepting.  

Most people are required to have 2 years of experience but if you are a student, and receive a job offer in your field of study, the lenders are allowed to use your student history as your job history. 

And the Deed of Trust ties it to the property.On day of closing, the PML wires funds to the closing attorney (verifying the wire details by phone) and the attorney records the documents with the City electronically, completes the closing and sends the original docs to the PML.

@Danny Randazzo Yes, so I will be performing all business related transactions such as making loan payments, property taxes, receiving rent, etc with LLC account.   

Whenever I issue a payoff, I encrypt and password protect the payoff and wiring instructions document, then call the attorney with the password.
