As a PM, I wouldn't let someone move in without screening them.

My property is a B+ property in a C area and it’s been difficult getting that better quality tenant due to being in the “CUT” as they say.

You can not screen a applicant unless you have criteria.

We've been active investors in Metro Atlanta for quite a while, but we have only just this year added Savannah to our radar screen.So far I've been impressed with the potential for high-quality cash flow in this fast-growing market.

Here's some context:I'm looking at a property that I would put some work into and attract high quality tenants (such as a small family) on the two upper levels while I live in the basement that has a separate walkout.

Sounds like you are looking for a high quality renter area and those areas should see appreciation as well to BRRR.

It's a quality tenant that has no desire to move again-- we're hoping she'll stay for years.

-Is a dollar per card for a quality product expensive or reasonable?

Are their listings detailed with good quality photos?
