They have programs that will forgive some of the principal balance with a refi.On some short sales the bank allows a small amount of money for relocation assistance.It all depends on what type of loan structure he has and with who as to what options are available.

I will be financing it with an FHA loan, 30 years, fixed rate, between 3.5% - 4%.Purchase Price: $160,000Percent Down: 3.5% ($5,600)Loan Principal: $154,400Asked seller to contribute $8k towards closing costs.Currently both units are vacant, but I will be living on one side while renting out the other.

I think it's safe to say we are in a bad day phase and that escrow agents and most title companies are reluctant to funnel money backwards.The simul close thing, with one escrow and and principals A, B, and C I've never actually seen happen in 12 years of buying and selling.

It will never be accurate if they ever made additional payments to principal and many do, you won't know that.

I prefer 10 year terms and will consider a 15 year term for a cut in rate and points, but still plan to reduce principal for payoff in under 10.

Now, if you get a list of front row buyers at McGuires Auto Auction, (the one that sells exotics and classics) as principals buying a '57 Gulwing, that name might be usefull....LOL
