It's been something I have thought about for many years but just never had a mentor to help with fear of the unknown I guess.

Now I am out of rent for not acting sooner.I have a slight fear for not acting.  

It has been scientifically proven that one of the most powerful forms of motivation is the "fear of loss."

I would seek several sources to converge on a realistic rent #.And above all, try to get past the fear of missing out.

I don't know how prevalent it is today, but some owners whose mortgages are underwater, had collected year's rent up front, skipped town and skipped paying the mortgage leaving the mortgage company holding the bag. 

Sometimes out of fear that they'll bring in unwanted attention from those outside the community or simply that they'll lessen the aesthetic ambiance of the community itself.
