Noob in Albuquerque (Kind Of)

Well hi! I'm a noob kind of from Albuquerque, NM. Technically, I currently reside in Carlsbad NM, and work in SC near Augusta GA, which is where I spend most of my time. Prior to that I lived for 20 years in the Denver area, and prior to that near the east coast. I'd rather be in the desert southwest, but I'm kind of addicted to paychecks....

Our plan is to relocate to the ABQ area in 3-4 years. This will be our retirement area where we'll settle. I own no real estate other than my home in Carlsbad, and it's the 3rd or 4th home I've owned in my life. I'm 59, my job is decent, and I have a little bit of a nest egg other than retirement.

In a nutshell, my goal is to develop a portfolio over the next 5-10 years that will support me once (if) I decide to settle down. (I'm an active guy - hike, mountain bike, ski, travel, photograph, all sorts of stuff.) My retirement isn't enough to get me there due to a divorce about 5 years ago where she got all the money. That was fine, she wanted and appreciated the security of that, and I wanted her to be OK.

I'm just starting the research phase. My initial goals are to develop a single-family home portfolio in the ABQ area that will grow and create cashflow, then as I approach that 10 year horizon, to sell off some of them, pay off the rest, and live on the cashflow. This goal is subject to change as I learn more, but it's where my comfort level is right now.

My biggest reason for being here is to learn more. I'm a smart enough guy to know that I don't know a lot. And enough about me!
