When given a choice, a sales guy working on a desk at JP Morgan or alike, will choose to work with their capital market counter-party simply because the trade is larger, which also means more money for the sales person.

But as I understand it all of these options (any tax preferred investment vehicle) restricts your access to any of that money until the age of restriction within that vehicle.  

I prefer 30 years to get lower payments and higher cash flow.

Any way to lower the amount you have to pay for anything is always a better choice.

I prefer to start in the town I know best and can easily manage potential properties myself due to my lack of experience and wish for higher margins by doing the work myself.
