Same builder, same house, in same neighborhood for example could back to a busy main street in the entrance of the neighborhood, could face West where people prefer East facing, be the house that everyone drives by and lights shine in the front windows when you enter the neighborhood, could back to power lines in the back of the neighborhood, could be next to the community pool, could be on a corner with a bigger lot, and a host of other factors go into pricing....not just size.The 3 main sources that most sellers use for size are tax roll, appraiser, or builder's plan.

After investing in some additional research tools, I found that I would be justified in charging $1700 in rent, and also that rent increases since 2018 average around 5%.

Preapprovals generally are a benefit as they give you an idea of your buying power and strengthens your offer when pitted against other buyers (as Richard alluded to above).

On the exterior, removed all the overgrown bushes from the front and back, cut 2 small trees in front, planted some sod, power wash exterior of the house, and added mulch and solar lights.

Hi @Lance Bradley, leverage is a tool indeed, and like all tools they can powerful when used correctly and dangerous when used incorrectly.You can certainly do "more" with leverage than without it, and cash is "cheap" right now, but I'd caution you against running headlong into a situation that many run into on this line of logic.
