Leverage - How best to use it

Hello - what a great site. Newbie here. I'm starting to read and go to meet ups to gain as much knowledge as I can. I have money to invest but I really want to leverage most of the deals that I can ( goal is to have a mix of STR with LTR to diversify).

Just curious - how many people leverage as much as they can. Money is cheap right now and I want to use other people’s money to buy assets. How have folks here approached this. Thanks in advance!
