I avoid post-closing possession in my deals, and usually advise my clients against it unless the situation is special.

Can you recommend any nice areas in LA for house hack for similar amount of capital as the author of the post?

Now I haven't studied for the entire 2 years, life tends to catch up and I get pulled away for bits of time, but I always come back to the books and looking up forums and posts from people.

After initial reaction I did schedule a call with my PM and it turns out what Mike and Drew posted is the actual reason. 

I'd also suggest having in-person interviews (post screenings) as you can build rapport, not necessary just a suggestion. 

With delinquency rates at 7.4%, there is a possibility that they will surpass post-GFC levels of 10.5% in the next year.
