At what point does it make sense to set up a Corp or LLC?

Should you set up a bank account for property for all incoming rental payments?  

If there is a way for 2nd floor to go directly to the basement, you might be better off putting the setup there.Other items to consider--who pays for the water/sewer? 

@John Anderson You can just set up a new LLC with new EIN and then do a quit claim deed to the new LLC for $5 or $10.

I've heard conflicting information regarding using TIC's to set up real estate purchases in this way.   

Depends how you have it set up.

She is doing her part and trying to set up help from different organizations.

Does anyone run into this and be able to figure how to set up both incoming, outgoing tenancy with overlapping dates.
