Currently occupied by a section 8 tenant on a year to year lease. currently paying $1805Cash flow = $800- I left out some CapEx expenses in the report, as this is a newly renovated home, but will account for everything once I dive deeper into this potential investment.

Bringing in 6 drunk friends in the middle of the night, especially in a house of women, is a recipe for a disaster.As for the cat, she shouldn't have left the door open, but unless it resulted in something happening to your cat (eg getting in a cat fight resulting in a visit to the vet), you can't make her pay you anything for that.

I have been paying each month what they told me I owed when I called in or spoke with them dropping of partial payments  sometimes and he said that was fine but on the 5 day pay or quit he included all the late charges due for 10 months?
