Buying a good home in a good area in my state will outperform every other investment I can think of, but you have to be patient and wait for time to do its magic.

There isn't much in Cary for $150k, but a little over 200k will get you into the nicer town home areas (if you are patient).I have a town home in SE Raleigh getting ready to be listed for $105k that rents for $895/month.  1505 Oxleymare Court.  

Just around 1 hour every day is enough.Find one online training provider from your state training provider list and you control study by yourself.Get the license is not so hard but try to find a broker to meet your time and expectation needs patient.

It is hard to be patient though sometimes!  

Be patient and enjoy the process.

It is not a quick fix to make a tenant miserable but with patients and a firm commitment it does work.

Stay patient and be sure you are comfortable with your choice. 

If the rent works (maybe below market, but still cash flowing), and the tenants are good, I guess I'll just have to be patient.
