My question is if I chose to sell the property today, will I be past the 1-year mark to be considered a long-term capital gain or is it based on when the property was put in "service" as my Tax form 4562 calls it aka rented out?

I just started reading Tax Strategies for the Savvy Real Estate Investor by  @Amanda Han and Matt McFarland and - while I haven't gotten past the chapter on Deductions quote yet - I suspect you can deduct them but there may be more details I am missing. 

The economy is to blame but local politics have played a role in the demise of Arecibo as well.I'm not sure how long your most recent visit was or when you are planning your next trip, but I do hope you get a chance to view some of the other " non tourist" areas as you may be pleasantly surprised at the resurgence (albeit gradual) of some of the surrounding towns.I've been a resident here now for the past 4 years and I currently work as  a lender at a local mortgage bank and also am now getting more involved with RE investing here.

The real estate market around here is pretty tight and the prices has risen a bunch the past years.

If you stay past the 31st, a new month starts and you have to pay your old landlord for a full month so that you can move out on the 1st and into the new place on the same day?
