Hey all investors,I'm curious to know what metric most of you are looking at when determining whether to pull the trigger on an investment. 

After a year of researching cities to purchase in, I'm ready to pull the trigger on a Multi in the city of St.

I have gone solo for all prior deals and am new to the partnership approach.

I’ve came close to pulling the trigger, but never did.I currently have $100,000 available on a HELOC I will be using, and also have great credit for financing if needed. 

I am most interested in BRRRR if I can figure out a way to make a partnership with my brother (who works in residential construction) work, otherwise may go with turnkeys.

On the other side, my section 8 rental has been almost no work since I have a strong pm that takes care of everything and only calls when they need me to pull the trigger on a larger maintenance issue.

Some people will utilize friends & family and form partnerships, but that can get DICEY if anything goes awry (and it will). 

I am currently a college student, and I would most likely want to live with young professionals when it is time for me to pull the trigger.

Please let me know if you have had a good partnership both on the land lording side and from the tenant or reviews.
