I believe he made his recommendation under the assumption that the individual with 1.5MM in retirement accounts would wait until the age of 59.5 so that there would not be a 10% penalty in withdrawing from the account. 

Most lenders will require that you occupy a minimum 51% of the building in order for it to classify as owner occupied.

Once you do that then in any area 3 things will determine if you will have better revenue and better results than your competition. 1-design 2-Photographs 3-listing optimization.I just had a client purchase in seattle a few months back and the listing we created is the best one in the area and is on pace to do better revenue wise than the others because we did those three things and made the listing stand out. 

I never ever made it past insurance company approval because it was just taking weeks. 

I highly recommend (1) checking Google reviews and (2) asking for DATA to back advertised claims (ex: average turnaround time to close a work order, average tenant satisfaction score, etc.).

@Vaibhav PandeyI think we made the right decision for a couple of reasons:1.

Ideally, they should have ordered the questionnaire in the very beginning, or asked you general questions about the complex before asking you to pay for the appraisal, since the questionnaire is less expensive.
