What's one piece of advice you would give to your 20 year old self about Real Estate?

I have the BP one but am looking for ideas for any changes or additions that seasoned landlords like to include.Thank you!

Currently have one rental and looking for my second property.

I have 2 cars that we are trying to exclude the payment from for dti ratios.One was owned at $852 monthly payment (this was refinanced to remove borrower from the loan)this one is giving me a problem because they are asking for payoff but honda is saying they take up to 10 days to be able to send it.Any guidance on a way to get this closed sooner would be great, seller is on a tight timeline.Second one is a lease that we have had approval to terminate (for $2600 fee) and then that one would be excluded.

Can't decide which is better so I'd love to connect with anyone who has used one or both of these tools to figure out what they liked/disliked etc.

Does that sound like I am doing this right or should I just buy the property subject-to with maybe a one year balloon, then just bite the bullet and close on the property and once it's fixed up turn around and sell it again.

Currently, one half is rented to long-term tenants, and I'm considering converting the other half into a short-term rental.
