Hello All,I'm relatively new to the BP world and after listening to numerous podcasts the two areas that I've been drawn to the most are the BRRRR method and Wholesaling.

I've spoken to countless fellow OOS investors who have given up on OOS investments b/c their property mgmt costs were way higher than expected and they went through numerous firms b/c they felt that they weren't trustworthy and/or nickel and diming them. 

Bullock, Real Estate Developer & InvestorWhere there are numerous components to real estate investing, one of the most common struggles (with both new and even with the most experienced of investors alike), properly administering construction projects and controlling rehab budgets seem to be among the most immense challenges many investors face.

You should be able to score a non-recourse in that territory of 3.5-4.25% (depending on numerous other factors). 

Every once in a while I'll see something pop on the market that makes sense, but those don't last long and typically attract bidding wars.

It’s very difficult to find cashflowing buy and hold rentals shy of a war zone and if you want to go the only real route to make money like with short term rental on AirBNB, how can you ever expect to gain traction when your guests should be reviewing their stay?

It's like a massive bidding war.  

I've chatted with a War Room member about lending money to each other using a self-directed IRA (for non-TSP retirement accounts).

I would be heavily promoting that there is no competition or bidding wars with new construction.
